IMPRESSED by the large spacious proportions of the boutique Allura Meadowbank, locals are buying up apartments in the off-the-plan complex.
Ray White projects manager Eddie Mansour said 75 per cent of the buyers were owner-occupiers and many of these were locals upsizing from units in smaller red brick buildings.
“They’re living in the northern district in older apartments and they are wanting more space, lift access, secure parking and a nicer outlook,” Mr Mansour said.
Only nine apartments remain for sale in the 35-apartment complex that is spread over two buildings at 121 Bowden St, Meadowbank.
Appealing on another level is the boutique style of the buildings, which are seven floors. Each building contains a rooftop terrace with border gardens and barbecue. The gardens and higher-level apartments will have district and water views.
Mr Mansour said it was a refreshing change from the many high-rise apartments popping up in the waterside suburb.
“There are just three apartments on each floor, which does resonate with owner occupiers,” he said.
“You will get to know your neighbour, which can be more difficult when there are 12 or 13 apartments on one floor.”
More than reasonable levies from around $850 also appealed to budget-conscious buyers.
“People are looking for simple living,” Mr Mansour said.
“They don’t need a pool or a gym — the Ryde Aquatic Centre is close by and there are a lot of 24-hour gyms in the local area.”
Allura is also ideally positioned a stone’s throw from the river, a four-minute walk to the station and six-minutes to the ferry.
The journey to the Sydney CBD is 45 minutes by rail or 40 minutes on the Parramatta River Ferry.
Aldi Meadowbank and other shops are also a short walk.
Mr Mansour said the suburb was only going forward. A new K-12 school is in the pipeline, on the same site that is to be transformed into the State’s first technology focused TAFE college.
Allura is at 121 Bowden St and 2A Angas St, Meadowbank. Two-bedroom apartments range in price from $795,000-$850,000. The one remaining three-bedroom apartment is $1.150 million.
All apartments have a balcony or a courtyard and at least one secure underground parking space.
Developer Macmillan Projects is a privately owned property development and construction group with more than 20 years experience in the building industry.
The project is due for completion in mid 2019.
